How does a commercial janitorial contract work?

Your commercial janitorial contract with RCO begins with a discussion about your cleanable square footage and a walkthrough of the facility, room by room, prior to putting a price on it. The walkthrough is important because most commercial janitorial issues stem from a plan that does not fit the building: a crew that empties trashcans but never makes it to the baseboards, restrooms cleaned at 6 p.m. when there is a second shift working in the building or a lobby that looks great Monday morning but weary by Thursday afternoon.

You get your quote within 24 hours after your walkthrough. After it's approved we build a cleaning system specific to that building: nightly cleaning, weekly cleaning and periodic tasks such as carpet extraction or floor refinishing, all with defined frequencies. During the first week we deep clean your building for free so your nightly cleaning will maintain a clean building.

Following that, it gets inspected. Management from RCO will look over what the crews have completed and if something is overlooked, it is management's responsibility to correct it in a timely manner. Owners Vadym and George Makovey deal with clients directly, meaning the people who bid your building are who you hold accountable.

RCO has operated like this since 2019. Based out of Southfield, we clean office towers, multi-tenant buildings, plants and warehouses all throughout Oakland, Wayne and Macomb counties. The total square footage of all the buildings we service is around 6.5 million square feet of daily cleaning.

  • A system for your building

Following the walkthrough we draft a cleaning plan for your building: what rooms, what tasks, how often and at what time.

  • A free deep clean to start

The initial week of your new contract starts with a complimentary deep clean which brings your building up to its highest clean standard. Your routine will begin with a clean building.

What does commercial janitorial service include?

  • Trash and recycling

Bins emptied, liners replaced, trash and recycling removed to your building's dumpsters or collection points. Kept separate when your building provides recycling.

  • Restrooms

Toilets, urinals, sinks, counters, mirrors and floors get cleaned; high-touch surfaces disinfected; paper and soap replenished.

  • Floors

Carpet vacuumed with traffic lanes getting the most attention, hard floors swept and damp mopped, and entrance mats cleaned.

  • Dusting and surfaces

Wiping dust off desks, counters, ledges, sills and partitions. Working from the top down so dust falls on floors not cleaned yet.

  • Break rooms and kitchens

Counters, sinks, tables and appliance fronts shine. Floor mopped and room is ready for morning coffee.

  • Glass and entrances

Entry doors, lobby glass and partitions spot-cleaned so fingerprints and smudges don't pile up.

  • High-touch points

Door handles, push plates, light switches, elevator buttons and handrails that are touched frequently, all wiped down with disinfectant as directed on the label.

  • Periodic work

Carpet extraction, floor scrubbing and refinishing, window cleaning and high dusting are written into the plan so they won't be overlooked.

How often each part is done in a typical building

This is a typical routine. Your walkthrough decides the actual one for your building.

  1. 1Nightly

In most office buildings, trash is collected, and restrooms, break rooms, high-touch surfaces and vacuuming of traffic patterns are completed each cleaning night.

  2. 2Weekly

Vacuuming into the corners, mopping all hard surfaces, dusting all ledges, partitions and appliance fronts, usually weekly.

  3. 3Monthly

Vents and light fixtures high dusted, baseboards dusted, and walls, doors and frames spot cleaned, typically performed once a month.

  4. 4Quarterly to annually

Carpet extraction, floor scrubbing or refinishing, and window cleaning, typically based on traffic patterns: quarterly for high traffic areas and once or twice per year for low traffic areas.

Commercial janitorial questions

Don’t see yours? Call 248-849-0000 and ask the people who will clean your building.

How do I choose a janitorial company for a commercial building?

Select a company that walks your building before they quote, writes every task and frequency into a cleaning schedule, and has managers routinely inspecting crews. Find out who will answer your call when something is missed. RCO Cleaning works this way from our Southfield office, quoting your building within 24 hours of a free walkthrough and starting every new contract with a free deep clean; call us at (248) 849-0000.

How is janitorial service priced?

Priced by the square footage of cleanable space and the work your building requires: how many nights per week, which rooms and what periodic duties. Our estimation process begins with a complimentary walkthrough of your facility, and you will receive a quote within 24 hours of the walkthrough. We can present you with multiple plans allowing you to pick what meets your standards and budget; read how we price and bid for an explanation.

Do we need to be in the building when the janitorial crew cleans?

No. Most commercial cleaning is done after hours. We clean 24 hours a day, 7 days a week whenever your facilities need us, so crews can work nights, early mornings, weekends or holidays. Before the contract begins we discuss keys or access cards, alarm codes, which doors to enter and exit, and any areas that are off limits. The cleaning crew will follow those rules each time they visit.

What supplies and equipment do you bring?

Equipment and cleaning supplies are supplied by RCO, from vacuums to floor machines. Whoever is supplying consumables is determined at the walkthrough and put into the proposal. Either way, crews refill restroom paper, hand soap and trash liners.

What happens if something gets missed?

Tell us and we'll have a manager look into it. Our managers verify the work being done in your building and if something is lacking, it's management's responsibility to correct it promptly and ensure it doesn't happen again.

How soon can you start?

Immediately upon signing your cleaning contract. The first week includes a complimentary deep clean, so your building will begin the routine nice and clean.
