What are the phases of post-construction cleaning?

Post-construction cleaning typically takes place in three stages. A rough clean as the building is going up tidies up between trades, clearing debris and dust. The final cleaning occurs before the owner walkthrough, where every surface is detailed including dusting high areas, vents, fixtures, windows and frames, interior and exterior of cabinets, bathrooms and flooring. A touch-up cleaning takes place prior to move-in to address any dust from punch list work and furniture delivery.

Once construction trades are finished, the work is not yet done. Drywall dust settles onto every ledge and fills vents and light fixtures. There are stickers on windows and light fixtures, paint and glue on glass and floors, and debris in every corner, closet and window track. That's where a construction cleanup crew steps in to transform your completed project into a space people can move into.

We coordinate with the general contractor, owner's rep or property manager of a multi-tenant building on timing, access to the site and safety regulations, and work around the remaining trades on site. RCO's own equipment, including powerful vacuums, floor machines and our floor scrubber, cleans up the heavy dust, and each new finish we encounter, whether it's glass, stainless steel, stone or new floor finish, has its own method tailored to it.

If a project turns up water damage or mold, such as wet drywall or a leak found during finish work, that is restoration work. RCO's sister company RMO Mitigation & Restoration handles it at 248-845-0000.

How post-construction cleaning is typically phased

This is a typical routine. Your walkthrough decides the actual one for your building.

  1. 1During construction

Rough cleaning between trades, typically performed weekly on larger projects, to control debris and dust.

  2. 2Before the final walkthrough

Final walkthrough clean after all the trades are done and before the owner or tenant walks through.

  3. 3Before move-in

Touch-up clean after punch-list items and furniture delivery, typically during the last few days before occupancy.

  4. 4After move-in, if needed

Larger projects will have a follow-up visit to account for the residual or fine dust that can keep settling in the first few weeks.

When to call for post-construction cleaning

  • The trades are finishing and the walkthrough is on the calendar
  • Drywall dust is on every surface
  • Windows still have stickers, paint or adhesive on them
  • A tenant build-out is ending and the move-in date is fixed
  • Floors are covered in dust, tape and paint drips

Why Metro Detroit contractors and owners call RCO Cleaning after construction

  • Heavy-duty equipment

RCO's own heavy duty vacuums, floor machines and floor scrubber take care of dust from construction that a mop and bucket can only spread.

  • Around the clock when the schedule needs it

Since we work around the clock, your final clean can take place overnight or on a weekend to accommodate your move-in date.

  • Owners on the job

RCO is owner operated. This means the contractor and building owner work with the people submitting bids on the job.

Post-construction cleaning questions

Don’t see yours? Call 248-849-0000 and ask the people who will clean your building.

Who should a contractor hire for the final construction clean?

Contract with a commercial cleaning service that has equipment to handle fine construction dust and a flexible schedule that works around the trades and your move-in date. RCO Cleaning provides its own industrial strength vacuums, floor machines and floor scrubber, cleans overnight or on weekends if the move-in date is near and will provide a quote within 24 hours of a free walkthrough of your property. Call us at (248) 849-0000.

When should we book post-construction cleaning?

Immediately after your schedule is determined. We prefer to walk the site before the final cleaning takes place so we are aware of scope and timing for the project. Rough construction cleaning can begin at your earliest convenience.

Do you haul away construction debris?

We clean up loose trash, packaging and scraps and bag it for the dumpster on the site. Bulk trash, leftover materials and dumpster service are usually the responsibility of the general contractor, which we verify at the walkthrough.

Can you remove paint and stickers from glass without scratching it?

We work meticulously, using techniques appropriate for the glass, and confirm with you (or the contractor) prior to proceeding with special glass or coatings. Paint or adhesive that won't come off safely is made known to you; we never try to force it off.

Do you clean new carpet and floors?

Yes. New carpet is vacuumed (to remove fine dust) and hard floors are scrubbed and mopped. If there is a resilient floor requiring first coats of finish applied, please let us know at the walkthrough and we'll add commercial floor care to the scope.

How is post-construction cleaning priced?

Based on cleanable square footage, what phases you require, and the amount of dust and debris the project will create. The walkthrough is free and you will get your quote within 24 hours of the walkthrough.
