Commercial pressure washing cleans the exterior areas that see the heaviest use. Sidewalks and entrances are littered with gum, spilled drinks and the salt residue of a Michigan winter. Dumpster pads and drive-throughs at restaurants attract grease and food particles. Loading docks and parking structures are covered in oil, tire marks and dirt from the road. Eventually that buildup becomes unsightly, stinky and can be slippery.
RCO pressure washes using our own pressure washers. Every surface has a designated pressure setting and nozzle designed just for that surface: concrete flatwork can handle higher pressures than brick, and siding, painted surfaces and older masonry require a lower pressure to prevent damage. All grease, oil and gum spots are pre-treated prior to washing.
We schedule the work to be convenient for you and your property. Entries and sidewalks are washed before business hours or after closing when possible (which is most important at busy mall and retail entrances), docks between deliveries, and parking decks one floor at a time. During the walkthrough we pay attention to drains and where the wash water will flow, and schedule around them as needed.
Springtime is the busiest season for exterior washing in Metro Detroit, when all the salt and dirt of winter comes off. Many properties wash one time in the fall before the snow hits, and busy entrances and dumpster areas often need it even more frequently than that.
Pressure matched to the surface
Concrete, brick, siding and paint all require different amounts of pressure so the pressure is adjusted for each surface.
Done when you're closed
Washing is done early, late or on weekends so customers and tenants don't have to walk through spray.

Commercial pressure washing questions
Don’t see yours? Call 248-849-0000 and ask the people who will clean your building.
Can pressure washing damage concrete, brick or siding?
Excessive pressure can etch concrete, erode mortar and strip paint. That's why we adjust pressure and nozzle for each surface. We go even lighter on brick, siding, painted and older surfaces. If damage is present before cleaning, we will make you aware.
Will it remove gum and oil stains?
Gum and fresh oil are typically addressed with pretreatment and wash. Stubborn oil stains that have penetrated deep into concrete may fade to a lighter shade without disappearing completely. We will let you know which ones ahead of time.
Can you pressure wash in winter?
Not in freezing weather, as water remaining on sidewalks and entrances can freeze. In Michigan, outside washing typically occurs from the spring season through fall season.
Where does the wash water go?
Drains and runoff are evaluated during the walkthrough. Some municipalities restrict what can enter storm drains, so each job plan accounts for your property's drainage.
How is pressure washing priced?
It is determined by square footage and the surfaces that will be cleaned, plus their condition and frequency. The walkthrough is complimentary, and you will get your quote within 24 hours of the walkthrough.
