What does office building cleaning include?

Office building cleaning happens in stages. Nightly the trash and recycling are taken out, restrooms are cleaned and restocked, desks and break rooms are wiped and floors vacuumed or mopped. On a weekly or monthly basis the cleaning goes deeper with high dusting, baseboards cleaned, carpet spotting and machine scrubbing. A few times a year carpets are extracted, hard floors refinished and all the glass washed inside and out.

That organization only exists when it's written out. Once we walk through your building, we design a cleaning schedule for your building: which rooms get cleaned each night, which rooms each week, which duties fall on which day and who inspects them. Crews work from that same schedule each night, and managers audit the building based on that schedule. Our office cleaning checklist illustrates a typical breakdown between nightly, weekly and monthly duties.

Winter in Michigan has its own workload, as well. Salt and slush start entering the building in late fall and continue until spring. It's tracked in on every set of shoes, leaves white residue on the tile in the lobby and gets worked into the carpet by the elevators. Entrance areas require more attention during those months and the floor schedule adjusts seasonally.

Corporate campuses add distance and variety: multiple buildings, training rooms, cafeterias, fitness rooms and executive suites, each with different hours of operation. One cleaning plan covers the entire campus, managed by one RCO manager who knows every building on the corporate campus. Large campuses may also qualify for daily on-site management, with a manager at the buildings every day.

What does an office building need from a cleaning company?

  • The same standard every night

The biggest gripe with office cleaners is drift: they clean your entire building top to bottom the first month and then skip the baseboards by month six. A written scope of work and routine inspections prevent drifting.

  • Cleaning that tenants never notice

Crews know to work evenings, lock up behind themselves, turn off lights and leave desks as they were.

  • Restrooms that hold up all day

Restrooms are the most complained about areas. They require a thorough cleaning nightly and, depending on traffic, a day porter to refill and spot clean between the morning rush and lunch.

  • One person who answers for it

If something is missed, the office or property manager should only have one person to contact that owns the issue and corrects it.

Cleaning services for office buildings

  • Nightly janitorial service

Trash and recycling removal, restroom cleaning, employee break rooms, dusting, vacuuming and mopping, all to a written checklist per floor.

  • Day porter service

A porter works on site during business hours to refill restrooms, clean spills, maintain the lobby and reset conference rooms after meetings.

  • Carpet cleaning

Spot cleaning as needed and hot water extraction based on a set schedule. Traffic lanes and elevator lobbies get done more often.

  • Hard floor care

Scrubbing, stripping, waxing and burnishing of lobby tile, corridors and employee break rooms during tenants' off hours.

  • Window cleaning

Lobby glass, partitions and outside windows cleaned by RCO using our water-fed pole system. Our system uses filtered water to clean, leaving a spot-free finish.

  • Tenant move-in and move-out cleaning

Office building cleaning questions

Do you clean at night or during the day?

Either, or both. Most offices are cleaned after hours when crews can work without disturbing anyone. Day porters are used to cover the business day in heavier traffic buildings. We work around your schedule, weekends and holidays included.

How do you price office building cleaning?

Based on the cleanable square footage and the requirements of the building: how frequently each area is cleaned and what "add-ons" are included, such as floor care or windows. Since no two buildings are alike we walk it first, then send a written quote within 24 hours.

What happens if the night crew misses something?

Notify your RCO manager. Our managers walk through frequently and it's their job to correct an item that was missed. That's what responsible cleaning means to us. You may also contact the owners, Vadym and George Makovey. They work directly with our clients.

Can you clean a whole corporate campus?

Yes. There is one cleaning plan per campus and it details every building. There are different schedules for offices, training rooms, cafeterias and fitness rooms. There is also one RCO manager who is familiar with everything.

Who should I hire to clean an office building in Metro Detroit?

Find a commercial cleaner that will walk your building before it prices it, write the scope out and follow up with a check of the work. RCO Cleaning services office buildings throughout Oakland, Wayne and Macomb counties from our Southfield location, and we always begin with a complimentary walkthrough and a written quote within 24 hours.
